From first lead to final payout, with the books balanced.
Amortivo runs a private lender's whole business in one system — origination, servicing, investor distributions, trust accounting and FINTRAC — so nothing lives in a spreadsheet again.
- Sensitive data encrypted
- Two-person approvals
- Every change audited
Private lending outgrew the spreadsheet years ago.
Most private lenders run on a patchwork of Excel, a CRM, online banking, QuickBooks and email. Every month-end it's re-keyed by hand — and every re-key is a chance to pay an investor wrong or miss a renewal.
Investor payouts by hand
Working out each lender's share, holding it when a borrower bounces, paying referral fees and issuing T5s takes days every month.
Trust accounts that don't tie
Regulators expect trust money reconciled every month. Matching bank, books and every lender's balance by hand is slow and error-prone.
Payments and NSFs slip
PAD files, post-dated cheques, returned payments, late fees and arrears are tracked in different places — until something is missed.
Renewals and maturities missed
A maturity found a week late means a rushed renewal, a lost borrower, or a lender who wanted out.
Compliance on the side
FINTRAC records, ID checks, beneficial ownership and audit trails live in folders nobody can find at exam time.
Calculations nobody trusts
Per diems, interest adjustments, payouts and penalties calculated in personal spreadsheets give different answers.

Frequently asked
Who is Amortivo for?
Private mortgage lenders, mortgage investment corporations (MICs), syndicators and licensed mortgage administrators who fund and service loans for their own book or for investors.
What does Amortivo replace?
The patchwork most private lenders run on: the loan-register spreadsheet, investor-payout spreadsheet, CRM, PAD lists, trust-reconciliation workbook and much of the re-keying into accounting software.
Does Amortivo replace QuickBooks or Xero?
It can. Amortivo keeps a full general ledger with trust money segregated, payables, bank reconciliation and financial statements. If your accountant prefers their own system, Amortivo exports the journals to QuickBooks Online or Xero.
Can Amortivo pay investors automatically?
Amortivo calculates each lender's share of interest collected, holds shares on unpaid loans, applies management and referral fees, and produces an EFT file or cheques after a second person approves the run.
Does Amortivo handle trust accounting and three-way reconciliation?
Yes. Every borrower payment, lender advance and distribution posts to a trust ledger with sub-ledgers per lender and loan, and the monthly three-way reconciliation is prepared and signed off by a second person in the app.
Can we move our existing loans in?
Yes. Contacts, loans, lender positions, payment history and documents import from spreadsheets with a test run first, and every import can be rolled back.
